Development at 3122 Wildwood Road - Update

Dear Magnolia Walk HOA Member,
On August 3, 2026, I visited the Gwinnett County Planning office to ask about proposed
development plans for the parcel at 3122 Wildwood Road, located to the right of the
Magnolia Walk entrance. County staff reported that the required permits have been
approved and that a recent inspection, prompted by a Magnolia Walk complaint, found the
current development activity to be consistent with the approved permit.
Available Information
County staff confirmed that planning and development permits for the site have been
approved, including a variance for installation of a sewer pipeline. Our online research
found the following:
• Dennis Nash is listed as the owner through SHADE TREE COMMUNITIES.
• The proposed plan calls for a gravity sanitary sewer line to serve seven residential
lots on a 3.645-acre tract. The lot sizes are Lot 1, 0.784 acres; Lot 2, 0.437 acres; Lot
3, 0.412 acres; Lot 4, 0.411 acres; Lot 5, 0.465 acres; Lot 6, 0.501 acres; and Lot 7,
0.635 acres. Easement to access sewer line at the new Barlett Ridge subdivision
across from Magnolia Walk.
• We have found no indication of a rezoning request. Without rezoning, the property
would remain zoned R-100 for single-family homes.
• Available information suggests that planning and development activity began
shortly after the property was purchased in 2025.
Permitting and Public Notice
County permitting staff said the permits and variance were approved administratively, so
no public meeting was required.
