Proposed Rezoning from R-100 to R-TH for Track of Land Across from Magnolia Walk Subdivision

Dear Magnolia Walk HOA Member,
You probably have seen a small sign posted on Wildwood Road about 50 feet from the interception of Wildwood Road and Suwanee Creek Road and wonder what is going on. Well, we received a notice in the mail (see Attachment A) from a law firm (Mahaffey Pickens Tucker, LLP) representing the developer (Walker Anderson Homes) notifying us of their rezoning application (see Attachment B) submitted to the Gwinnett County Planning. The application is to rezone the track of land across from Magnolia Walk Subdivision from R-100 (Individual Homes) to R-TH (Town Homes or Condos). We are providing a map showing the boundaries and proximity of our subdivision and the proposed development (see Attachment C).
The proposed rezoning from R-100 to R-TH is for the construction of 126 townhouses (condos) on 16.6 acres. Two (2) entrances to the proposed development. One entrance is by the little house on the corner of Wildwood Road and Suwanee Creek and the other entrance is about 300 feet from the entrance to our subdivision. It appears that all trees will be removed. Traffic on Wildwood Road, McGinnis Ferry and Suwanee Creek Road will increase significantly. Developer is using traffic data collected during covid years which is not representative of current traffic conditions. No amenities (i.e., swimming pool, tennis courts, etc.), no preservation areas, proposed. Such a development, as proposed, will have an impact on the value of our and surrounding properties.
The Magnolia Walk HOA Board of Directors is currently reaching out to other Subdivisions in the area to make them aware of the proposed development and ask them to join us to voice our concerns. In addition, the Board is also considering retaining a law firm to represent us at the hearings and throughout the process of review by County Authorities. Feel free to share this information with homeowners that you know live in the area and may be impacted by the proposed development.
While the Board plans to express our concerns at the hearings, we encourage everyone to attend the hearings and voice your concerns.
The county has scheduled 2 meetings:
1. Planning Commission Hearing scheduled for Tuesday, March 5, 2024 at 7:00PM at the Gwinnett Justice and Administration Center Auditorium located at 75 Langley Drive, Lawrenceville, GA 30046.
2. Board of Commissioners Hearing scheduled for Tuesday, March 26, 2024 at 7:00PM at the Gwinnett Justice and Administration Center Auditorium located at 75 Langley Drive, Lawrenceville, GA 30046.
